Negotiation and
contract

Trust the process and your Crochet Realty Group Agent. It may take a few tries to get it just right, but hang in there. You’re on your way.

In Escrow

You and the Seller have agreed to the price and terms. The home is effectively held for you until closing. You will be required to deposit Earnest Money within a certain amount of time after binding.

Final DEtails

You will be finalizing your loan, reviewing documents and receive clean title. Your Crochet Realty Group Agent will be managing this entire process for you.

Final Walkthrough

This is your last opportunity to walk through the home before purchasing it. It is your chance to confirm the home is in the same condition that it was in when you submitted an offer as all concers were properly addressed by the Seller. This is also your time to take measurements

Closing

This is the transfer of funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.

The Buyer’s Advantage

As the home buyer, your agent’s commision is paid by the seller of the home in almost all cicumstances. This means your representation cost you nothing!

The Contract

In most cases the contract provides you with a timeline to obtain financing, as well as time to inspect the physical condition of the home. Your Crochet Realty Group Agent will inform you of all your rights and responsibilites related to the contract.

Due Diligence

This is your time to perform any and all inspections, get estimates for repairs and renovations. It is your only protected period where you can terminate the contract for any reason. Your Crochet Realty Group Agent will explain all of your options regarding your Due Diligence Period. Ask Seller to address concerns through closing costs, price reduction, or make repairs.

Financing Contingency

This is a protected period that allows you time to get conditionally approved for the loan and clear to close.

Appraisal Contingency

Order the appraisal as soon as you go under contract. This contingency protects you in the event the appraisal comes back lower than the sales price of the home.

TRansfer Utilities

Schedule all utilities to be transferred in your name on date of possession.
